Disclaimer & Safety Warning: We strive to ensure the safety and comfort of all our guests; however, during the snow season, we urge you to exercise caution while on the property. Please supervise your children, especially around the hot tub, firepit, deck and all amenities in the game room. Please note the following: Slippery Conditions: Snow and ice can make the ground, steps, and walkways slippery. Use handrails where available, wear appropriate footwear, and proceed with care to avoid slips or falls. Falling Icicles: Icicles may form on the roof during freezing weather and can pose a hazard. Be mindful of your surroundings when entering or exiting the property, particularly near the roof edges. Bugs: We’re in the South, so bugs are a part of life! Our home is regularly treated by a professional pest control service, but please understand that occasional critters may still show up. By booking this property, guests acknowledge these potential risks and agree to take necessary precautions. The host shall not be held liable for any injuries resulting from these weather-related conditions. ***********HOUSE RULES********** Please follow these rules throughout your stay: - Parties/Events: To maintain the tranquility of our neighborhood, parties, or events are not permitted. The home enforces a strict no-parties/noise violation policy to all its residents. If you throw a party, trash the space, damage the units, disrespect the property, or have a gathering with extra guests that are not reports in your initial booking, you are breaking the rule and will be fined $500. - Quiet Hours: Neighborhood quiet hours are from 10pm to 8am. Please be mindful of noise levels during this time. Noise complaints could lead to cancellation and eviction. - Occupancy: The property accommodates a maximum of 14 guests. The number of people on the property must not exceed the confirmed guests on your reservation. This policy is in place for your safety and insurance purposes. Any people more than this will be charged $65 per any extra guest per night past 14, AND any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host. - Parking: Kindly park only in the designated areas. Do not park in any part of the front lawn. Please note that management is not responsible for any loss, damage, or penalties incurred while vehicles are on the premises. - Smoking: Smoking, including e-cigarettes and vapes, is strictly prohibited inside the house. Please dispose of your cigarette butts properly. Any violations will result in a $500 charge. - Hot tub: Guests use the hot tub at their own risk. - Sauna: Guests use the sauna at their own risk. - Late check-out: A charge of $50 per hour will apply for any late check-outs that were not approved in advance. - Damages: any damages to the property will be charged to the guest. - Pets: We happily welcome up to two dogs, no more than 50 pounds each, at our home with prior approval and an added pet fee - Midstays: $40/night/pet - Short term stay: $55/pet/night If you're bringing a pet, please remember to clean up after them. While we love pets, we recommend taking them with you on your outings - there are many dog friendly activities to explore. If you need to leave them alone, please ensure they are crated for their safety and comfort. To ensure the comfort of all our guests, we kindly ask that pets refrain from getting on beds or furniture and sleeping on the beds, benches or couches, especially considering future guests who may have allergies. There will be an additional pet cleaning fee of $325. SECURITY If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times, then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee. CLEANING Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts the dishes in the dishwasher, towels in the washer, leave the place as they found it, etc.) This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $300, there will be a $20 fee for unclean dishes. - Trash: Please place all trash in trash bags, seal them, and dispose them properly. We appreciate your cooperation and understanding!
